Isle Stays

For owners

Your home deserves better than a listing

We take on a small number of Isle of Man homes and run them properly. Photography, pricing, guests, changeovers, the lot. You keep the house and the income. We take the work.

Why Isle Stays

Owned locally. Run properly.

There is no shortage of places to list a property. There is a shortage of people on this island who will actually run one for you.

We know what it's worth

Our background is Isle of Man property. We price your home against what the island will genuinely pay, week by week, not a flat rate someone guessed in January.

We're twenty minutes away

Boiler out, key lost, guest locked out at midnight. We live here, so problems get solved by someone standing in your hallway, not logged in a ticketing system.

Photography that earns

Professional shots and copy written to sell the stay. The single biggest difference between a home that books and one that doesn't is how it looks on a screen.

Everywhere guests look

Your home on our own site plus the major booking channels, with one calendar behind it all. No double bookings, no manual syncing, no missed enquiries.

A short list, on purpose

We deliberately keep the collection small. Fewer homes mean each one gets real attention. Being part of a curated collection is worth something to guests too.

You stay in control

Block out your own weeks whenever you like. See the bookings, the rates and the reviews as they happen. It is still your house and it still feels like it.

How it works

Four steps and we take it from there

  1. A look round

We come and see the house. No obligation and no sales pitch. Just an honest read on what it could earn and what, if anything, it needs first.

  2. The numbers

You get a written projection: realistic occupancy, week-by-week rates and what the season should put in your account. If it doesn't stack up, we'll say so.

  3. Getting it ready

Professional photography, the listing written, pricing set and the calendar built. We handle compliance, inventory and the welcome details.

  4. Live and looked after

Guests booked, vetted and hosted. Changeovers, linen, maintenance and reviews all handled. You get paid and you get told what's happening.

Worth knowing

Why owners stay with us

Attentive service

Attentive, unhurried and personal. Every home in the collection is looked after by people who know it by name. Your guests get that same care from the first enquiry to the morning they leave. It is the reason they come back.

More exposure

Your home goes out across more than five booking platforms alongside our own site, so enquiries arrive from several directions at once rather than one. Stronger occupancy and a better return on the house you already own.

Prime location

Our headquarters sits on Victoria Street in Douglas, among the best footfall on the island. Your property goes in the window. Founders and management are here too. There is a door you can knock on and someone twenty minutes from your front step when it matters.

No tie-in

We take on a deliberately small number of Isle of Man homes so each one gets real attention. You are never tied to us and you can walk away whenever you choose. We are confident enough in what we do to offer that.

Guest extras

Guests can add extras to their stay, from hampers and linen upgrades to island experiences. All of it lifts what the week is worth. Owners get those same extras at a discount whenever they use the house themselves.

Before you ask

The questions owners actually have

Do I have to commit for a fixed term?

No. There is no tie-in and nothing to negotiate your way out of. You can walk away whenever you choose. We would honour any bookings already taken and we are confident enough in what we do that we have never needed to hold anyone to anything.

Can I still use the house myself?

Of course. Block out whatever weeks you want, whenever you want. Most owners keep a few for themselves. Just give us a little notice so we can price around it.

What sort of homes do you take?

Anything on the Isle of Man with genuine character and a decent standard of finish, from a two-bed cottage to a large family house. We look at every one in person.

Does my property need work first?

Sometimes a little. We'll tell you honestly what would pay for itself and what wouldn't. We would rather say “leave it” than sell you a refurbishment you don't need.

What about insurance and compliance?

You'll need holiday-let cover rather than standard home insurance. We will walk you through the safety checks and registrations that apply. It's less painful than it sounds.

How and when do I get paid?

Monthly, with a clear statement showing every booking and every cost. No mystery deductions and nothing you have to chase us for.

What if a guest damages something?

Guests are vetted and a security deposit is held. If something does go wrong, we deal with it, document it and sort the repair. You shouldn't be the one making phone calls.

What will my home actually earn?

It depends on size, location, standard and how much of the year you release. We'd rather give you a real number after seeing it than a flattering one on a web page.

What do I have to do before I can let legally?

Registration under the Tourist Act 1975, planning, building control, a fire risk assessment, public liability insurance and an access statement. We have set the whole list out, with a link to the government page behind each one, on our holiday let rules page.

Start with a conversation

Tell us where the house is and roughly what it is and we'll come and look at it. You'll get an honest view of what it could do, in writing, with no obligation either way.
